Where We Find Mold in Northern Colorado Homes

Fort Collins, Greeley, and Loveland homes have a fairly predictable set of mold locations. These are the ones we open up most often.

Finished Basements

Below-grade walls, carpet pad, and baseboard hold moisture against organic material. Older Greeley basements with framing tight to the foundation and no vapor barrier are the most common mold call we get. We remove the affected assembly, correct the moisture path, and rebuild the wall properly.

Bathrooms and Shower Walls

A failed shower pan, cracked grout, or a leaking supply line puts water into the wall cavity where nothing dries. The first sign is usually a soft spot in the floor or a musty smell near the vanity. Ice dams and roof leaks wet insulation and the drywall below it. Blown-in insulation holds moisture long after the leak is fixed, so the mold keeps going. We remove wet insulation, treat the framing, and replace ceilings and paint.

Crawlspaces and Vapor Issues

Exposed soil, missing vapor barrier, and poor ventilation put humidity into the floor system above. We address the vapor barrier and ventilation and treat affected framing and subfloor.

After an Untreated Water Loss

The most preventable mold we see comes from a flood or burst pipe that was extracted but never properly dried. Surfaces looked fine; the cavity never reached dry. We open it, verify with moisture meters, remediate, and rebuild.

Small, contained areas — a single bathroom wall or a section of basement drywall — commonly run $1,200 to $3,500. Larger jobs involving a full basement wall system, crawlspace, or multiple rooms typically run $4,000 to $12,000, and extensive contamination can exceed that. We provide a written line-item scope before any work begins.

It depends on the cause. When mold results from a sudden, covered water loss — a burst pipe or appliance failure — remediation is often covered, though many Colorado policies cap mold coverage at a specific dollar amount. Mold from long-term seepage, humidity, or deferred maintenance is generally excluded. We document the cause and moisture history so the claim is presented accurately.

Not always. If mold is visible and the source is clear, remediation can begin without testing. Testing makes sense when the source is unknown, when occupants have health concerns, or when a real estate transaction or dispute requires third-party documentation. In those cases we coordinate with an independent industrial hygienist so the testing stays separate from the remediation.

In most cases yes. We set up containment with negative air pressure and HEPA filtration so the work area is isolated from the rest of the house. When the affected area includes a primary bathroom, kitchen, or the HVAC system, we'll talk through whether temporary relocation makes sense.

Because surface cleaning doesn't fix the moisture. Bleach on drywall kills what you can see and leaves the colony inside the wall cavity and the water source untouched. Permanent remediation requires eliminating the moisture path, removing the contaminated porous material, and rebuilding correctly.

Low outdoor humidity helps, but it doesn't protect enclosed spaces. Basements, crawlspaces, wall cavities, and under-floor assemblies stay damp regardless of the weather outside. Nearly every mold job we do in Fort Collins, Greeley, and Loveland is in a space that never gets dry air.
